95 863 HOUSING UNITS SOLD IN TURKEY IN APRIL 2021

LEADERS AND ANTI-LEADERS CITIES

In the fourth month of the year, 95 863 housing units were sold in the Republic of Turkey. This is 124.1% higher than in April 2020.

Three "leaders in sales" have remained unchanged for several months already, as well as the approximate percentage in the total number of sales. Istanbul is in the first place with 19 260 transactions and 20.1% of their total number, Ankara is in the second with 9 126 transactions and a share of 9.5%, and Izmir is in the third – 5 505 transactions and 5% of the total number, respectively.

Anti-leader cities, where the least amount of housing has been sold are the following: Ardahan (9 transactions), Hakkâri (13 transactions) and Gümüşhane (50 transactions).

MORTAGE TRANSACTIONS

The number of transactions involving mortgage lending reached 17 514 in March. The share of mortgage transactions in the total sales amounted to 18.3%.

Istanbul traditionally holds the first place in terms of such transactions volume: 3 769 sales and a share of 21.5%. The least demand for mortgages was in Hakkâri: only one transaction.

OTHER TRANSACTION CATEGORIES

Here the figure has amounted to 78 349 units. In this category, there is an increase of 204.9% compared to April 2020.

Istanbul is still the most in demand: here 15 491 transactions have taken place without attracting a mortgage, or 19.8% of the total volume of transactions without a mortgage. Ankara occupies the second place: 6 867 housing units have  been purchased without a mortgage. Izmir is in third place with 4 300 sales. Least of all transactions of this kind are in Ardahan: only 7.

PRIMARY HOUSING MARKET

29 212 apartments and houses in new buildings were sold in April 2021. This is 96.7% more than in April 2020.

In the total volume of sales, primary housing accounts for 30.5%. As expected, the largest number of such agreements was signed in Istanbul: 5 232 or 17.9% of the total.

Ankara (1869) and Izmir (1530) are in second place.

SECONDARY HOUSING MARKET

In April, 66 651 owners changed their apartments and houses.

In general, secondary housing sales in Turkey has increased by 138.6% compared to April 2020.

Three leaders:

- Istanbul (14 028 sales or 21%). By the way, secondary housing sales share in the total volume of transactions is kept at 72.8%.

- Ankara (7 257 sales)

- Izmir (3 975 sales).

RESULTS OF THE FIRST FOUR MONTHS OF 2021

From January to April, home sales as a whole have decreased by 6.5% compared to the same last year period. The total number of transactions amounts to 358 913.

The number of sales involving mortgages amounted to 64 730, which is 55.8% less than in January-April 2020. Sales without mortgages have increased in volume by 23.9% reaching 294 183. This confirms the trend noted by analysts: we have already said that recently buyers prefer to forgo loans and by housing for cash.

The volume of sold primary housing in the first four months of this year decreased by 10.4% compared to the same period of 2020 amounting to 109 582 in total. Decline is small in the secondary housing market: minus 4.7% and 249 331 deals from January to April.

MARKET FOR FOREIGNERS

In April, citizens of other countries purchased 4 077 housing units in Turkey, which is 416.1% more than in April 2020.

Of the most interesting locations for foreigners, the favorite one is Istanbul: 2 009 sales. Antalya is in second place with 859 sales, Ankara is in third place with 228 sales, Mersin is in fourth place (197 sales), and finally in fifth place is occupied by Bursa (131 sales).

In the first four months of 2021, the number of sales contracts signed with foreign buyers increased by 19% compared to the same period last year; their total number is 13 964.

WHO PURCHASED THE HIGHEST NUMBER OF PROPERTIES IN TURKEY?

The "top five" has not changed over the last month, as well as the order of these countries in the ranking. The Iranians purchased the most housing: 557 apartments or houses. Iraq is on the second line (546 transactions in April 2021), the Russian Federation is on the third (402 transactions), Afghanistan is on the fourth (229 transactions), Kazakhstan is on the fifth (188 transactions).
