Sales leader and anti-leaders
In January 2021, 70 587 home sale transactions were registered in the Republic of Turkey, which is 37.9% lower than in the same period in 2020. Istanbul became the leader with 13,665 deals, which amounted to 19.4% in total. Ankara came the second with 6,635 sales (9.4%) and 4,063 transactions (5.8%) were registered in Izmir.
The top three "anti-leaders" in home sales with the lowest number of transactions included Hakkari (10 sales), Ardahan (16 sales) and Bayburt (31 sales).
Mortgage transactions
The number of transactions involving mortgage loans fell sharply - by 74.6% at once - compared to the same period last year: only 10,732 sales were registered. The total share of mortgage transactions in total sales in January 2021 reached 15.2%.
Istanbul took the first place in terms of the number of mortgage transactions (2,338 transactions or 21.8% of the total number of mortgage sales in the country). The lowest number of mortgage sales were observed in Ardahan and Bayburt with one unit each. In the provinces of Hakkari and Shyrnak, no mortgage transactions were registered.
Other types of deals
In January 2021, 59,855 non-mortgage transactions were registered in Turkey. This is 16.1% lower than in the same period in 2020.
The top three cities remained unchanged. Most of the sales were observed in Istanbul: 11,328 deals or 18.9% of the total. Ankara came the second with 5,375 sales and Izmir - the third with 3,291 sales. The region with the lowest number of transactions without a mortgage was Hakkari with 10 transactions.
New home sales
New home sales in January decreased by 38.2% compared to the previous year. There were 22,268 transactions registered across the country. The share of new home sales was almost one third - 31.5%. The three top cities remain the same: Istanbul (3,746 new homes, or 16.8% of the total), Ankara (1,649 units) and Izmir (1,233 units).
Secondary housing
In January 2021, 48,310 units were sold. A considerable decline in sales is observed in this sector as well with minus 37.7% compared to the same period last year. Top cities:
Istanbul - 9,920 housing units (20.5%)
Ankara - 4,986 units
Izmir - 2,830 units.
Top buyers
Foreigners bought 2,675 properties in January. The stats show a decrease of more than 30% - minus 31.5% in comparison with January 2020. There is also a slight change in the top cities:
1,380 transactions were registered in Istanbul
462 - in Antalya
179 - in Ankara
135 - in Mersin
75 - in Bursa.
As for the nationality of the new property owners, most of the housing was purchased by nationals of Iran (459 units), and Iraq (385 units). The third place is taken by the Russian Federation (260 units), the fourth is Afghanistan (168 units), and Yemen is the fifth (88 units).
