The real estate purchase and sale segment has entered a "new era". Now the conclusion of transactions has been entrusted to notaries, in order to speed up transactions if necessary. After all, notaries work both on Saturday and Sunday. It is very convenient when the buyer is in a hurry to sign and certify all documents. This happens quite often when the new owner of the property arrives from abroad for just a few days.

 

So, from July 4, 2023, real estate purchase and sale transactions can be concluded in the offices of notaries. You can sign up for a deal on the Internet, via the e-devlet website; and choose a notary during the application process, if the buyer and seller have any preferences. Also, even before the meeting with the notary, transaction data will be uploaded to the system - the price of real estate, etc., in order to simplify further procedures as much as possible.

 

Lawyers clarify that in the absence of certain data, information will be requested from the seller, as well as in the database of title documents. The certificate of ownership can now also be issued by the notary himself.

 

The fee for obtaining this certificate is 4% of the sale amount, as before. The notary fee will vary from 500 to 4,000 Turkish lira, depending on the price of the apartment or house. However, experts warn: fraud cases are possible here as well. Not in the sense of incorrect work of notaries; it's just that whenever a certain innovation is launched, at first there are ambiguities or banal errors. So, experts strongly recommend: when concluding transactions with a notary, carefully double-check absolutely everything about the transaction: both documents - numbers, conditions, etc. - and the fact that money is stored in a bank cell before the conclusion of the contract. Because problems arise primarily with fake payment documents.
