Rent increases for housing are still on the agenda. And one of the recently announced solutions to this problem may be a bill that is currently under consideration in the Ministry of Justice: "The Law on Rent".
Firstly, as already reported, it is planned to extend for another year the validity of the decree limiting the growth rate of rent by 25%.
In addition, it is planned to calculate the similarity of the average rent for different provinces, making a kind of "tariff map". Well, the third innovation, and perhaps especially important, is the translation of the interaction of landlords and tenants into an electronic format: the already existing e-devlet system.
"Prices have increased due to the fact that there was a very high demand for rent from foreigners. But now the demand from visitors is not the same as it was before; and the fact that rental rates are so high is due to mistakes made over the past 5 years," analysts say.
So, it is necessary to approach the solution of this very large-scale problem comprehensively; in addition to regulating tariffs, to deal with issues of providing housing for the population, especially in large cities, and the redistribution of human "flows" (internal migration across the country).
It was mentioned that in order to expand the supply of rental housing, it would be useful to build special "rental houses" (in particular, for the so-called social rent, at reduced rates): "With an increase in the number of such residences, the supply of affordable rental housing will increase and will prevent a rise in real estate prices."
Now the situation has escalated to the limit; owners who want to retake housing under a new contract - that is, for a higher price - evict previous tenants literally in a month. Renters have nothing to choose from when moving, especially in popular provinces like Edirne.
