Leading and lagging cities
According to the Turkish Statistical Institute (TÜİK), housing sales in January 2024 decreased by 17.8% compared to the same month of the previous year, reaching a total of 80,308 units.
The highest volume was realized in Istanbul: 13,423 housing units, or 16.7%. Ankara, the capital, followed with 6,709 sales and a share of 8.4%, and Antalya came next with 5,250 sales and a share of 6.5%. The provinces with the lowest number of housing sales were Ardahan with 17 units, Hakkari with 38 units, and Bayburt with 40 units.
Mortgage deals: 5,915
Mortgage housing sales across the country in January 2024 decreased by 63.5% compared to the same month in 2023: 5,915 units. The share of mortgage transactions in the total volume of housing sales was 7.4%. Out of the housing units purchased in January with mortgage financing, 1,404 units turned out to be new constructions.
Other transaction categories: 74,393
The volume of transactions without housing loans reached 74,393 units. This is 8.7% less than in January 2023. Non-mortgage sales accounted for 92.6% of the total volume of housing transactions.
Primary housing sales: 25,263
The volume of transactions in the new construction segment decreased in January by 8.2% compared to the same month of the previous year: 25,263 units. The share of new construction sales in the total volume of transactions for the month was 31.5%.
Secondary housing sales: 55,045
Secondary housing sales across Turkey in January decreased by 21.6% compared to January 2023: 55,045 units. The share of secondary sales in the total volume of sales was 68.5%.
Sales to foreigners: 2,061
Housing sales to citizens of other countries in January decreased by 50.5% compared to the same month of the previous year: 2,061 units. In January, the share of transactions with foreigners in the total volume of housing sales was 2.6%. Antalya ranked first in terms of the volume of apartments and houses sold: 747 housing units. Istanbul followed with 710 sales, and Mersin with 211 sales.
The majority of buyers were citizens of the Russian Federation, who purchased 555 housing units in January 2024. They were followed by citizens of Iran (208), Ukraine (127), as well as Iraq and Kazakhstan (each with 99).
