In April, home sales in Turkey rose by 38.8% compared to the same month last year, amounting to 133,058 transactions.
The highest share of sales was in Istanbul, with 26,330 transactions which amounted to 19.8% of the total.
Ankara ranks second after Istanbul with 12,195 deals and a 9.2% share, while Izmir has 8,459 transactions and a 6.4% share. The provinces with the lowest number of residences sold in April were Ardahan and Hakkâri (25 housing units in each), as well as Bayburt (with 47).
Between January and April, the total number of deals increased by 26.2% compared to the same period of the previous year when 453,121 residential real estate units were sold in just four months.
Mortgage transactions: 32,030
The volume of mortgage sales in Turkey during April rose by 82.9% compared to the same month last year with 32,030 transactions.
The share of mortgage lending transactions in the total volume of housing sales was 24.1%.
Mortgage sales between January and April increased by 55.1% compared to the same period of the previous year. For those four months, the total number of such deals was 100,372.
Mortgage loans for primary real estate in April amounted to 7,239 transactions, and for the period from January to April 2022, 25,724 transactions took place.
Other categories of transactions: 101,028
The volume of mortgage-free transactions in Turkey in April grew by 28.9% compared to the same month last year, when their number amounted to 101,028, or 75.9% of the total volume of deals.
From January to April, these sales were 19.9% higher than in the first four months of 2021, with a total of 352,749 transactions.
Primary home sales: 36,421
The number of primary real estate transactions in Turkey in April increased by 24.7% compared to April 2021 with 36,421.
The share of housing sold in total sales amounted to 27.4%.
Between January and April, sales of primary real estate were 19.4% higher than in the same period last year: 130,858 deals.
Second-hand home sales: 96,637
Sales of secondary housing in the country in April increased by 45.0% compared to April last year when 96,637 housing units were sold.
The share of secondary real estate sales in total for the month was 72.6%.
From January to April, the number of such transactions grew by 29.3% compared to January-April 2021 which totaled 322,263 sales.
Sales to foreigners: 6,447
In April, foreigners purchased 6,447 residences in Turkey. This is 58.1% more than in April last year.
The share of housing sales to foreigners in the total volume of transactions amounted to 4.8% over the past month. Istanbul ranked first with 2,564 housing units sold to overseas investors. Antalya is in second place (with 1,970 housing units sold), and Ankara is in third place (with 333 deals).
Between January and April, home sales to foreigners were 48.9% higher than in the same period last year, totaling 20,791 transactions in the four months of 2022.
As for nationality, Russians concluded the most deals in April. They bought 1,152 housing units. Iran (with 905 deals) and Iraq (at 714 deals) ranked second in the rating.
