The summer season in Turkey has started. Anyone who looks at rental prices in elite resort towns cannot believe, for example, the owners rent out their villas for TL 3.4 million in Çeşme (Izmir) from June 15 to September 30. This is equivalent to $105,000 at today's exchange rate.

It is clear that this is a rather expensive housing option. However, Çeşme and Alaçatı near Izmir have approached the rental rates of Bodrum. Prices have also risen sharply in resorts popular with locals, such as Foca, Urla and Aliağa, where travel companies buy high-quality properties, especially villas, to rent them out at a premium. Moreover, they have the opportunity to rent them out for a short-term lease, the rules of which have changed since 2024.
Therefore, realtors, like potential tenants, are anxiously monitoring changes in the rental market in coastal areas, especially in popular resorts. Given the consistently high demand, more and more new projects are emerging in Bodrum. One of the new projects is a villa complex, where the developer promises affordable real estate, and an elite project in Gündoğan.
