Disputes over the size of the aidat - a monthly payment levied from all owners for the maintenance of a house or residential complex (cite) – do not stop. Since the aidat is often growing at almost the same pace as the rent. In some places across the country, it has increased by 200% over the year.
Moreover, according to the owners of residences, without any reason: the service is not getting better, and services are not getting so expensive. So, the owners believe that the management companies, referring to inflation and the rise in the cost of materials, are simply pocketing millions for themselves.
Istanbul, as the most populous city, has the most disputes about this. So here, for some facilities where the so–called «management crisis» has not been resolved – that is, the managers have not agreed with the owners about the size of aidat, «trustees», have been appointed.
In addition to this measure, representatives of the construction sector emphasize that in order to prevent corruption, it is necessary to amend the Law on Property: to make accounting in electronic form mandatory. In order to avoid abuse by managers of management companies, who even write off a number of optional trips as business trips, compensating for personal expenses at the expense of the amounts collected as an aidat.
Experts also insist on a mandatory audit, which should be carried out by an independent financial consultant, auditor or expert. Moreover, on a regular basis, and not from time to time: this will also make spending more «transparent», facilitate the control of financial flows and prevent violations.
