Despite the fact that the volume of housing transactions in July is slightly lower than in previous months, the figures for the first seven months of 2022 confirm positive trends in the construction market.
Analysts compared the results of July with June, and on the exchange, sales statistics for January-July 2021 and 2022.
In July, the volume of sales «sank» by 12.9% compared to June: 93,902 transactions against 107,785 in June. Mortgage transactions were less affected: 19,146 transactions compared to 20,553 (-6.8%).
But without attracting mortgage lending, sales decreased by 14.3%: 74,756 transactions, compared with 87,232 in June.
Primary homes were sold by 12.2% less than secondary homes: 28,688 housing units (in June there were 32,672).
Secondary - 13.2% less: 65,214 units (in June - 75,113).
But the seven-month results are almost a quarter - namely, 24.2% - higher than last year's:
increase in mortgage transactions: 51.9% (total 189,463);
increase in non-mortgage transactions: 17.7% (total 630,837);
increase in sales of new buildings: 18.2% (total 237,139);
increase in sales of secondary housing: 26.8% (total 583,161).
We have already written earlier that the «secondary» is indeed requested more often: the same trend was evident in the second quarter of the year.
However, in the context of continuing rapid price increases in the three metropolitan areas of Turkey, housing began to pay off a little longer.
