The preferences of landlords are changing before our eyes

Finally, the «reformatting» of the rental housing market is gaining momentum.

 

Previously, the owners of apartments and houses raised rates almost every month and clearly preferred tenants from among foreigners. Now, as claims have begun against tenants-citizens of other states, and the «rental bubble» bursts here and there, landlords have revised their priorities. Having started looking again for tenants from among local residents (Turks) for their housing. 

And the amount of rent seems to be gradually becoming adequate: the trend of price normalization is evident. After all, the owners have seen from their own experience that inflated rental rates eventually bring more trouble than profit. 

 

As a result, the owners began not to chase high rents, but to look for tenants who will pay in a timely and regular manner, said Nizameddin Asha, head of the Stamul Chamber of Realtors. He expressed confidence that now «... rates will decrease throughout Turkey».

 

By September, the rental market is experiencing another revival due to the arrival of students in the cities where they plan to study: after all, not everyone has access to places in dormitories, and not many students study in the city where their families live. So real estate market players emphasize the importance of «affordable and stable» tariffs. Which should not be increased, including despite the beginning of a new school year.

 

In the context of the situation, the students of Alanya were especially lucky, where a new comfortable women's dormitory opened just by September 2022. 

 

The authorities are making more and more efforts to regulate the rental housing market. Including to make it as «transparent» as possible. Right now, a large-scale raid is underway to search for violations in the work of real estate agencies.  We can also talk about the trend that has begun to normalize prices.
