After the rent increase limit for the next year (25%) was extended for another year. Until the summer of 2024, it was decided to determine the limit for raising the aidat.
A little earlier, in order to prevent disputes between tenants and owners, the maximum threshold for increasing the rental rate was extended by 12 months, according to a decree of the Ministry of Justice. But it is not only the tariffs for food that are growing: the aidat is also growing. Moreover, the amounts become frightening.
Nevertheless, changes in the size of the aidat cannot be avoided: the minimum wage has increased by 34% only since the last rise, and personnel costs account for about 70% of the monthly total operating expenses of the management company in the maintenance of the complex.
As a result, it was decided to limit the increase of the aidat during the year to about 30%; 34% (the same indexation with the minimum wage) is the absolute maximum, the aidat should not rise above this percentage.
But presumably, the limit will still be limited to 30%. At the moment, the authorities are working out the exact wording and the final amount. But, as you can see, the hopes that the aidat will not only not be raised, but also lowered.
But fears that management companies will be able to defend the right to increase the aidat more than once a year.
