Previously, those who bought housing for investment preferred secondary housing; and now the interested parties have begun to reorient themselves to the one in which no one has yet settled. Analysts explain this by difficulties with evicting tenants.
Many homeowners, losing on rent coupled with inflation due to the fact that they can raise the payment annually by no more than 25% so far, decide to sell their property and thus benefit from the "growing market". However, even from an already sold residence, it is not so easy to evict tenants if they do not agree to move out: the law is on their side.
So, now buyers are looking for "houses without tenants"; the same owners who sell secondary apartments, which are currently being rented, are forced to give big discounts to lure the buyer.
"If an empty residence is sold for an average of 2 months, then an apartment with existing tenants requires an average of 6 months or more," local realtors explain.
Well, the interested parties are increasingly "blackmailing" the owners of the lots being sold, demanding to provide very significant discounts, or they will turn to someone else: there are known cases when apartment owners are imposed a discount of, say, 1 million Turkish lira (TL) at the stated real estate price of 7 million TL. Discounts of this kind reach 15-20%.
So numerous lawsuits to evict tenants from newly sold housing, which lasted without exaggeration for years, changed the market. Tenants, however, can also be understood: now huge sums are required to find a new apartment, deposit and move. And some of them, even being ready to move out, require considerable sums from the owner as compensation - moral, and moving expenses and other inconveniences: after all, it is also not easy to rent an apartment now, sometimes you have to do it almost through an auction.
As a result, a case was recorded when a tenant in the Jihangir district demanded 600 thousand TL from the owner for leaving the house quickly.
Taking this opportunity, we remind investors that if you decide to purchase ready-made housing, which is occupied by Turks under a long-term lease agreement (one-year, prolonged), then if the tenant does not agree to vacate the housing, the process of his eviction through the court may take from several months to 2-3 years.
So, it makes sense either to consider new buildings, or to enlist clear arguments up to material compensation for the troubles of tenants if you buy "housing with a tenant". If the apartment, according to the assurances of realtors, is empty, it is necessary to obtain documentary evidence of this.
