Antalya's foreign population, which has increased dramatically since the beginning of the conflict between Russia and Ukraine, has declined in recent months. This is due to tougher conditions for issuing a residence permit for renting and a sharp increase in prices for housing for sale. The outflow was significant — someone returned to their homeland, someone moved to other countries, and someone moved to more budget-friendly provinces of Turkey. Nevertheless, prices for apartments for sale in Antalya began to decline, but rental rates decreased by 15-25%.
As for numbers: foreigners permanently residing in Antalya in 2020 was 94,000. This number increased to 136,946 in 2021 and 172,487 in 2022. This means that the number of citizens of other countries living here with a residence permit has doubled. Nevertheless, there is a reverse process: the number of foreigners permanently residing in Antalya decreased by 40,000 in 2023. The reason is that 10 districts popular with Russians and Ukrainians were closed in the province. Moreover, foreign citizens whose residence permits have expired have left the country.
Nevertheless, prices have risen not only for housing (sale and rent), but also for services, meals in restaurants and cafes, etc. According to market players, the economy of the "resort capital" of Turkey and the province as a whole will gradually normalize in prices.
