Soon, a new milestone will begin in the residential real estate rental segment: lease agreements will be concluded (and verified) electronically.
This is one of the measures taken by the Turkish government to remove the rental business from the "gray" zone and from the so-called "informal" segment of the economy. So, by the end of 2024, it is planned to transfer legal documents related to the rental of housing into an electronic format – into the e-devlet system. The one that has been working for many years as an electronic database for residence permits, insurance and similar documents.
The Ministry of Treasury and Finance has included this item in the previously drawn up "Action Plan to combat the informal economy" covering the period from 2023 to 2025.
As for the issues of housing delivery, then, according to the existing plan, lease agreements will be drawn up electronically to support and track all necessary processes in this area. "Digital" methods of rent payment will also be encouraged in every possible way – through the bank, from cards and from accounts. Which, of course, are relevant now (tenants often transfer payments to the owners through the bank), but in the future these payments will be rigidly "tied" to a specific contract. So, the number of cases of misunderstanding and accusations of alleged non-payment or non-receipt of funds between the landlord and the tenant is likely to decrease markedly.
A little earlier, experts told whether to expect a reduction in rental rates in 2023. Since monthly rental rates in key Turkish cities have already exceeded 10,000 Turkish lira.
