Real estate prices in Antalya in 2021

The Anatolian region of Turkey is among the top five provinces where real estate prices have risen record high in 2020. The growth rate of apartment prices in Antalya in the first eleven months reached 48.57 percent. Property buyers are wondering if it is worth expecting a further rise in apartment prices in Antalya in 2021.

 

Expert opinions

The average cost of housing per square meter in Antalya has reached 3,905 TL (about €425). By November, 95,875 houses and apartments were sold in the province of Antalya, the total amount of transactions amounted to 17.7 billion TL (almost €2 billion). Foreigners acquired 6,418 housing units in Antalya (mainly Russians, as well as residents of Iran and Iraq). In 2020, Antalya was the second top destination (after Istanbul) among foreign property investors in Turkey. Land plots in Antalya have also risen in price: so construction plots (arsa) rose in price by 38 percent on an annualized basis and farmland (tarla) - by 30 percent. At the beginning of December 2020, the average price per square meter of arsa land in Antalya was 627 TL (about €67) and the average cost per square meter of tarla land was 56 TL (about €6). As land in Turkey continues to rise in price, this cannot but affect the cost of new apartments in the near future, experts say.

  

Angelica Cejia, real estate and investment consultant in the Anatolian region:Real estate prices in Alanya have increased so much in 2020 that many potential buyers of properties in Alanya are switching today to the capital of the region, Antalya, where housing prices are still lower. People with a very limited budget (25-30 thousand euros) can no longer find any property for sale in Alanya, but in Antalya you can still buy a new two-bedroom apartment 8-15 km from the sea for this money. Since land plots in this region continue to rise in price dynamically, it is expected that new apartments in Antalya will also rise in price in 2021. In the meantime, we are seeing a delayed interest in Antalya from Europeans and residents of countries closed due to the pandemic. It can be predicted that as soon as the restrictions are cancelled, the demand for apartments in Antalya from foreigners will grow significantly. And following the demand, prices will rise as well - as happened here in Alanya."

 

According to real estate experts, prices for Turkish real estate will continue to grow in 2021, because in 2020, the prices for the key construction materials increased sharply - cement, iron and steel. Contractor costs are growing. And while many developers tried to ignore this increase in pricing, in 2021 construction companies in Turkey simply will not be able to afford it.

 

Mustafa Andic, President of the Association of Construction Contractors, Industrialists and Businessmen (İMSİAD): "

"At the beginning of 2020, a ton of iron cost 3,200 TL, but in December this figure rose to 6,000 TL, other building materials are also rapidly becoming more expensive. This rise in price will certainly be reflected in the growth of developers' costs and in the cost of new apartments in 2021. Apartment prices will rise in the first months of the new year."

 

A possible increase in real estate prices in Antalya in 2021 may also be due to the fact that after the lifting of coronavirus restrictions, investors from European countries, who very often choose Antalya, will come back to the region.

 

Fatih Ergüven, Chairman of the Board of Directors of Inhouse Global: “We expect that after the coronavirus pandemic, the average cost of an apartment in Turkey sold to a foreigner will increase from $ 170,000 to $ 200,000. We expect that after the lifting of restrictions related to the pandemic, there will be a rapid increase in demand for property in Turkey among Europeans. In 2021, we expect at least a 25 percent increase in real estate sales to foreigners - at least 50,000 properties." 

Districts of Antalya 

Antalya is a large and developed Turkish city with a population of over 2.5 million people. The city is divided into five main districts: Aksu, Döshmealty, Kepez, Konyaalti, Muratpasa. The districts themselves, in turn, are subdivided into quarters with their own names. So in the largest district of Antalya, Muratpasa, there are 64 micro-districts (including the famous Lara quarter). There are seven micro-districts in the district of Konyaalti: Khurma, Sarysu, Liman, Arapsuyu, Gyursu, Ujaly, Uluch. In 2020, some areas of Antalya entered the TOP of Turkish cities with the highest growth rates of property prices. So in Konyaalti within 11 months in 2020, apartments have risen in price by 67.54 percent, in Kepez - by 55.97 percent, in Muratpasa - by 51.82 percent. The average growth rate of apartment prices in Antalya for 11 months in 2020 amounted to 48.57 percent according to the Turkish Institute of Statistics. How do housing prices differ by district? Konyaalti

Many foreigners prefer to buy real estate in Konyaalti - the coastal, westernmost district of the city. The district is located at the foot of the majestic and picturesque Taurus mountain range, surrounded by two vast national park areas. Konyaalti stretches over 30 kilometers. The area is characterized by prestigious modern buildings and excellent beaches (the length of the coastline is about 12 kilometers). Apartments in Konyaalti have high rental potential as the district is a favorite vacation spot for foreign tourists. At the beginning of 2021, the minimum prices for secondary housing in Konyaalti are as follows:

  • studio apartments (1+0, 40-45 m2) - €30,000-37,000;
  • 1+1 apartments (60-65 m2) - €37,000-40,000;
  • 2+1 apartments (90-110 m2) - €55,000-60,000.

Prices for new and off-plan apartments in Konyaalti are on average 20 percent higher.

 

Muratpasa

The oldest and longest district of Antalya - Muratpasa - is the historical center of Antalya. The area stretches for as much as 22 kilometers along the Mediterranean coast. In the north, Muratpasa borders the district of Kepez, in the west - Konyaalti, in the east - Aksu. Muratpasa hosts Antalya International Airport and is home to the historical center of the city - the famous Kaleici quarter. Apartments in Muratpasa are bought mainly by those who prefer to live in the administrative center of Antalya. At the beginning of 2021, the minimum prices for secondary housing in Muratpasa look like this:

  • studio apartments (1+0, 40-45 m2) - from €33,000;
  • 1+1 apartments (60-65 m2) - €37,000-42,000;
  • 2+1 apartments (90-110 m2) - €45,000-48,000.

Prices for new and off-plan apartments in Muratpasa are on average 20-25 percent higher.

 

Kepez

The greenest district, which means the most attractive in the context of coronavirus restrictions, is Kepez, which consists of 66 local micro-districts with extensive park areas, mini parks and interspersed with real coniferous forests, olive plantations and farms. Kepez is located far from the coast, but it is adjacent to the famous district of Kaleici. In the south, Kepez is bordered by a new ring road (Gazi Bulvarı). Among the main attractions of the district are the Anatolian Zoo, the Antalya Kepez Macera Ormanı amusement park, the largest trampoline park in Turkey and other interesting spots for family outdoor activities. At the beginning of 2021, the minimum prices for secondary housing in Kepez look like this:

  • studio apartments (1+0, 40-45 m2) - from €22,000-26,000;
  • 1+1 apartments (60-65 m2) - €33,000-37,000;
  • 2+1 apartments (90-110 m2) - €35,000-45,000.

Prices for new and off-plan apartments in Kepez are on average 15-20 percent higher.

 

Aksu (Kundu)

The most expensive tourist area of Antalya is Aksu. It is also called Kundu (after the coastal village of Kundu, where the famous varietal carnations are grown). Aksu is built up with luxury hotels with equipped beaches on the Lara coast. With luxury villa complexes and low-rise residential buildings, eucalyptus groves, farms and pine forest, Aksu offers real estate buyers top housing not far from the famous Lara Beach.

At the beginning of 2021, the minimum prices for secondary housing in Aksu look like this:

  • studio apartments (1+0, 40-45 m2) - from €39,000-42,000;
  • 1+1 apartments (60-65 m2) - €40,000-44,000;
  • 2+1 apartments (90-110 m2) - €48,000-52,000.

Prices for new and off-plan apartments in Aksu are on average 15-20 percent higher.

Döşmealti

 

Döşmealti is a quiet area to the north of the center of Antalya, located twenty kilometers from the sea, on a picturesque hill surrounded by the Taurus Mountains. The seclusion of Döşmealti (and its proximity to the protected forest park zone) makes it especially attractive for tourists: hotels and apartments for rent in Döşmealti are much cheaper than in the coastal and central districts of Antalya. The district offers plenty of villa complexes and cottage neighbourhoods. Therefore, those who are looking for a villa for sale in Antalya or prefer low-rise neighbourhoods should take a closer look at Döşmealti.

At the beginning of 2021, the minimum prices for secondary housing in Döşmealti look like this:

  • studio apartments (1+0, 40-45 m2) - from €33,000-35,000;
  • 1+1 apartments (60-65 m2) - €40,000-42,000;
  • 2+1 apartments (90-110 m2) - €50,000-55,000.

Prices for new and off-plan apartments in Döşmealti are on average 10-15 percent higher.

 

Villas in Antalya

 

The year of 2020 became the year of demand for villas in the Anatolian region in Turkey. Villas for sale and for rent in Antalya were popular this year both among Turkish residents (from Istanbul, Ankara, Izmir) and among foreigners. Due to the pandemic, the preferences of real estate buyers in Turkey have changed: instead of urban apartments in central areas, today many choose secludedness and maximum closeness to nature. Therefore, villas in the mountains and on the seaside are becoming the ideal housing option in 2021. The monthly rent for villas in Antalya today ranges from €745 to €3,200, depending on the number of bedrooms, amenities and the type of villas. Due to the high year-round demand for villas in Antalya, their investment attractiveness is at its peak, experts of the Turkish real estate market say. At the beginning of 2021, the minimum prices for villas and townhouses in Antalya look like this:

  • 1+1 villas - from €55,000-60,000;
  • 2+1 villas - from 90,000;
  • 3+1 - from €125,000.
