59,166 housing units sold in Turkey in May 2021

Property sales in May 2021 compared to the same month of 2020 increased by 16.2%, amounting to 59 166 transactions.

Istanbul was the leader with 11 356 deals, which amounted to 19.2% in total. 5 653 sales (9.6%) were in Ankara; 3 298 deals (5.6%) - in Izmir.

The three “anti-leaders” in property sales with the lowest number of transactions are Ardahan (7 sales), Hakkâri (11 sales), and Bayburt (26 sales).

MORTGAGE TRANSACTIONS

Mortgage sales in May amounted to 10 560 transactions. This figure has decreased by 42.9% compared to May 2020. The total share of mortgage transactions in total sales in May 2021 was 17.8%.

Istanbul is in the first place:  2210 purchases (20.9%), the minimum of sales is in Ardahan: only one deal. There were no mortgage transactions at all in the provinces of Hakkâri and Şırnak.

OTHER TRANSACTIONS CATEGORIES

In May 2021, 48 606 transactions took place without attracting mortgage lending in Turkey: this is 49.8% more than in the same period in 2020.

The top three remained unchanged: most of the sales took place in Istanbul: 9 146 transactions, or 18.8% of the total. Ankara is in second place with 4 277 transactions, Izmir is in third (2 560 transactions). Region with the lowest number of transactions without attracting a mortgage is Ardahan: 6.

SALE OF PRIMARY HOUSING

Primary sales in the specified month increased by 8% compared to May 2020: 18 204 transactions took place across the country. The share of primary sales was almost one third: 30.8%. The three record cities are still the same: Istanbul (3 153 primary organizations, or 17.3% of the total), Ankara (1 156 housing units) and Izmir (858 units).

SECONDARY HOUSING

40 962 houses and apartments acquired new owners in May 2021, which is + 20.2% by May 2020. Here there is a clear decline as well: minus 37.7% compared to the same period last year. Most sold are:

  • in Istanbul – 8 203 housing units (20.0%)
  • in Ankara – 4 497 ​​units
  • in Izmir – 2 440 units.

DYNAMICS FROM JANUARY TO MAY 2021

The pace of residential property sales from January to May this year decreased by 3.8% compared to the same period in 2020, totaling 418 079 transactions in 5 months. In sales of primary companies, the decline was 8.2% (total 127 786 transactions), secondary assets also lost 1.8% in volume: the total number of transactions in January-May was 290 293.

AMOUNT OF PROPERTY SOLD TO FOREIGNERS

In May 2021, compared to May 2021, the volume of transactions concluded with foreigners increased by 106.5%, totaling 1 776. Istanbul with 818 sales ranks first in terms of property sales to foreigners. Antalya is on the second place (341 sales), Ankara is on the third (106 sales), Mersin is on the fourth (80 sales), and Sakarya is on the fifth (75 sales).

In the first five months of this year, property sales to foreigners increased by 24.9% compared to January-May 2020. The total number of transactions regarding the sale of residential real estate concluded with citizens of other states during this period amounted to 15 740.

STATISTICS BY NATIONAL BUYERS

Most property in May in Turkey was sold to Iraqi citizens: 329 houses or apartments. The second largest country in terms of acquisitions is Iran: 231 deals. Russia is in third place (119 deals), Afghanistan is in fourth (98 deals), and Germany is in fifth place (87).
