According to statistics from the Turkish Statistical Institute (TÜİK), housing sales in Turkey rose 53.4% in December compared to the same month last year, reaching 212,637 units.
Mortgage transactions: 23,277
Residential mortgage sales across Turkey climbed 285.3% year-on-year in December 2024 to 23,277 units.
Overall for 2024, the volume of mortgage transactions decreased, down 10.8% to 158,486 units.
Mortgage-backed transactions as a share of total home sales rose 10.9% in December, up 10.7% for 2024.
Five thousand nine hundred eighty units in December and 38,062 units for the full year 2024 came from the new-build segment.

Non-mortgage sales of residential units rose 42.9% in December compared to the same month a year earlier, reaching 189,360 units.
The number of non-mortgage sales for 2024 was up 25.9% over 2023, totalling 1,319,539 units.
Primary residence sales: 76,629
The number of residential units sold in the new construction segment nationwide rose 49.5% in December compared to the same month last year: 76,629 units. In 2024, the number of transactions in this segment climbed 27.6% in 12 months to reach a figure of 484,461 units. New-builds accounted for 36.0% of total sales in December and 32.8% for the whole of 2024.
Sales of secondary housing: 136,008
The number of transactions in the secondary segment in Turkey in December 2024 increased by 55.7% compared to the same month of the previous year, totalling 136,008 units.
Secondary housing sales in 2024 as a whole increased by 17,4% year-on-year: 993,564 units.
Sales to foreigners: 2,418
According to data announced by TÜİK, residential sales to foreigners increased by 17.2% in December compared to the same month last year: 2,418 units. Residential property sales to foreigners accounted for 1.1% of the total transactions this month.
For the full year 2024, sales to foreigners were down 32.1% to 23,781 units. The share of transactions with foreign buyers for 2023 was 1.6%.
The provinces with the highest number of housing sales to foreign buyers for the year were Istanbul (8,416), Antalya (8,223), and Mersin (2,112). In 2024, citizens of Iran (2,166) and Ukraine (1,631) purchased the largest number of housing. For December 2024, Iran (239) and Ukraine (181) were leaders, too.
