Updated conditions for obtaining social housing from TOKI

The Office of Mass Housing Construction TOKI announced the conditions under which applications for social housing are accepted throughout the country in 2022. We are talking about the distribution of 150,000 residences in different provinces.

Recep Tayyip Erdogan will make a final statement on the application date, housing quotas and housing prices in the nationwide TOKI project in two weeks (September 13, 2022).

This action, the largest in the history of Turkey, is to a large extent the last hope of low-income people to become homeowners, given that the growth of rents and selling prices for housing have reached a record level: not every family can afford to pay an average of one million Turkish lira (TL) for an apartment, especially if they have many children or dependents. And in Istanbul, we recall, it is twice as large: at least 2 million TL.

As for the prerequisites, families with a total income of no more than 16,000 TL (in Istanbul) and no more than 14,000 TL in other provinces will be able to count on participating in the program.

A special quota will be reserved for people with disabilities, veterans, pensioners, youth and some other special categories.

The entry fee for participation in the «lottery of social housing» from TOKI will be 4,000 TL in cities with a population of less than 15,000 people, and 6,000 TL – in cities with a population of 15,000 people or more. Those who eventually receive apartments, this amount will be credited as part of the payment; those who do not win, the money will be returned in full later.

The agency clarified that low-income citizens will be able to pay for the received residences in installments. For example, contributions not exceeding 30% of the monthly household income, with a maximum amount of 4,800 TL in Istanbul and 4,200 TL in other provinces.

We have already written earlier those provincial governors have begun to compile lists of applicants and collect applications from them.
