Tips on choosing a property in Antalya
Antalya, the pearl of the Mediterranean, attracts the attention of both local and foreign investors not only with its wonderful climate, stunning nature and excellent infrastructure but also with an abundance of new residential complexes, including innovative ones. Let's take a look at the main trends offered by leading developers.
New complexes, settlements and off-plan projects in Turkey are common in its central districts: Lara, Konyaalti and Kepez. Eco-friendly and energy-efficient projects using smart home technologies have come to the forefront in 2024. Internal infrastructure facilities are also becoming increasingly in demand, such as modern outdoor sports grounds, indoor and outdoor pools and well-equipped playgrounds.
Living in close contact with nature has become the main trend in private homes. Following the pandemic, the demand for detached cottages and villas in Antalya has increased significantly. The districts of Kemer, Kaş, Kalkan and Alanya are particularly sought-after in this regard. Investors are opting for properties with spacious gardens, private pools and premium construction materials. A key consideration is contemporary design, especially for expensive villas in Turkey and not just small, secluded houses.

Advantages and distinctive features of the districts
Lara embodies luxury and modern living. The location is known as one of the most prestigious regions of Antalya. There’s a high demand for both flats and private houses. The district boasts a well-developed infrastructure, enhancing its appeal to foreign investors. The abundant social amenities, such as shopping centres, educational institutions and medical facilities, provide significant convenience to residents. A key reason for the area's popularity is its proximity to Antalya International Airport.
Konyaalti is another area favoured by investors in Antalya. This part of the city boasts a long coastline and numerous new development projects in Turkey, including large modern complexes and cosy boutique projects. There are numerous opportunities for outdoor activities and sports as well. It’s in this area that short-term rentals are in high demand, so you can expect a high and regular income by investing in local real estate.
Kepez is an area with the highest development potential, as noted by industry experts. It’s attractive to middle-income individuals because it offers more affordable housing options. Many new projects launched in Kepez in 2024 are changing the face of the region with modern architecture and extensive leisure opportunities. The active development of the district's infrastructure, coupled with its proximity to the city centre, ensures that it will become much more in demand in the future.
Kaş and Kalkan are distinct villages, both renowned for their natural beauty and peaceful atmosphere. Mansions and luxury villas are in great demand here, as these areas are considered expensive both regarding property prices and everyday expenses. However, nearly every local home offers exceptional view features. As a result, despite the high prices, properties are quickly sold out as soon as they are available for sale.
Additionally, Kaş and Kalkan have become popular tourist destinations, making rental opportunities for properties purchased here highly promising. Short-term villa rentals are particularly favoured, especially during the summer months.
