According to statistics published by TÜIK, the volume of housing transactions in Turkey in January increased by 10.6% compared to the same month last year and amounted to 97,708 units.
Leading cities and anti-leaders
Istanbul is the leader in transactions with a total quantity of 17,415 residential units, or 17.8% of the total volume, being sold. Istanbul is followed by Ankara with 8,808 sales (9% of total volume) and Antalya with 5,572 sales, or 5.7%.
The provinces with the least number of lots were Hakkari with 23 units sold, Ardahan recording 24 units and Tunceli with a total of 42 units.
Mortgage transactions: 16,203
The sales of mortgage housing within Turkey in January decreased by 10.9% compared to the same month last year at a total of 16,203. The share of mortgage sales within the total sales of residential real estate last month was 16.6%. 4,260 mortgage deals were part of the new construction segment.
Other categories of transactions: 81,505
Other categories of deals in January grew by 16.2% to 81,505 units when compared to the same month in 2022. The share of other sales in the total volume of transactions in January was 83.4%.
Primary home sales: 27,532
The number of housing units sold in the new construction segment in January is 27,532. This figure is almost identical to the recorded sales for the same month of the previous year – the growth was just 1.2%. The share of deals which consisted of primary homes as their subject was 28.2% of the total sales.
Second home sales: 70,176
The volume of sales of secondary real estate in Turkey in January rose by 14.8% to 70,176 units when compared to the same month of the previous year. The share of secondary housing in the total volume of transactions is 71.8% this month.
Sales to foreigners: 4161
Home sales to foreigners in January 2023 decreased by 0.6% to 4,161 sold lots when compared to the same month last year. This month, the share of housing deals with foreigners in the total volume is 4.3%.
Antalya ranks first in the number of residences sold with 1,592 lots, Istanbul (1,380 lots) is in second place, and Mersin ranks third with 331.
If we evaluate the number of buyers by nationality, citizens from Russia contributed the most transactions. In January, Russians purchased 1,557 housing units in Turkey. Iranian residents follow Russian citizens with 526 lots and ranked third are those from Iraq with 229 residences. Citizens of Ukraine rank fourth with 157 lots.
