Sales leader and anti-leaders
In Turkey, home sales fell 31.6% in February compared to the same month last year. The total number of transactions for this type of property is 81,222.
However, this is over 11,000 sales transactions more than a month earlier.
The largest number of sales was registered in Istanbul: 15,929 transactions (19.6% of the total). It is followed by Ankara with 7,757 transactions, or 9.6% and Izmir with 4,659 transactions or 5.7%. The top three have not changed since January, and the percentage is almost identical to the previous month stats.
The lowest number of transactions was registered in Bayburt (27 sales), Ardahan (31 sales) and Tunceli (34 sales).
Mortgage transactions
In February, 14,669 apartments with mortgage loans were sold in Turkey, which is almost 45% more than in January.
However, this is still 66.5% less than last year. The share of mortgage sales in the total volume of transactions amounted to 18.1%.
The first place belongs to Istanbul with 3,174 sales or 21.6%.
Bayburt and Hakkari became the "anti-leaders" according to mortgage statistics with one sale in each city.
Other types of deals
Non-mortgage sales accounted for 66,553 transactions. This is a 11.6% decrease compared to January 2020.
Three cities with the largest number of residential property sales without a mortgage include:
Istanbul - 12,755
Ankara - 6,055
Izmir - 3,653
The lowest number of transactions without mortgages was registered in Bayburt - 26 housing units.
New home sales
This figure reached 24,737 units which is 33.7% lower than February 2020 stats. The share of new home sales in the total volume of transactions amounted to 30.5%.
The best indicator is again in Istanbul with 4,510 transactions (18.2%). It is traditionally followed by Ankara with 1,716 transactions and Izmir with 1,335 transactions.
Secondary housing sales
February secondary housing sales in 2021 reached the level of 56,485 units. The decrease amounted to 30.7% compared to the same period last year.
The three leaders remain unchanged:
Istanbul - 11,419 transactions (20.2% of the total)
Ankara (6,041 transactions)
Izmir (3,324 transactions).
Sales stats for the first two months in 2021
In January and February, home sales decreased by 34.7% compared to the same period last year, amounting to 151,809 units. Sales of mortgage housing fell by 70.5% (to 25,401 units), while the number of other types of transactions decreased by 13.7% (126,408).
The total number of transactions in the newly built housing sector decreased by 35.9% (to 47,005) over two months, in secondary - by 34.1% (to 104,804).
Home sales to foreigners
In February, 2,964 units in Turkey became the property of residents of other countries. This is 26% less than in February 2020.
Istanbul is in the lead with 1,525 deals. However, Antalya is in second place with 533 deals while Ankara is in third with 211 deals.
Mersin came the fourth with 138 deals and Samsun became the last in the top five cities with 64 deals.
Within two months - January and February - 5,639 units of residential real estate were sold to foreigners. This is 28.7% less than a year earlier.
Which countries bought housing in Turkey in February?
In February 2021, Iranians were the most active, they bought 477 properties. Iran is followed by Iraq with 432 sales, Russia is in third place with 259 sales, in fourth - Afghanistan (230), in fifth - Kazakhstan (119).
