Leading and anti-leading cities

According to statistics released by the Turkish Statistical Institute (TÜİK), housing sales across Turkey rose by 63.6% in November compared to the same month last year, reaching 153,014 units. Istanbul (26,320 units), Ankara (14,916 units), and Izmir (8,583 units) were the cities with the highest number of sales. Hakkari (121 units), Tunceli (99 units) and Bayburt (89 units) were the cities with the fewest housing purchases.

The volume of housing transactions between January and November 2024 increased by 16.4% year over year to 1,265,388.

Mortgage transactions: 21,084

Residential property sales by mortgage across Turkey increased by 315.7% year-on-year in November 2024, with 21,804 units. Mortgage-backed transactions accounted for 14.2% of total residential sales for the month.

Between January and November, mortgage-backed transactions fell 21.3% year-on-year to 135,209 units.

Of these, 5,213 units in November and 32,082 units for the January–November period came from new builds.

Other categories of transactions: 131,210

The volume of residential units sold without a mortgage increased by 48.6% in November compared to the same month of the previous year, reaching 131,210 units. This segment's share of total residential property sales for the month reached 85.8%. The number of non-mortgage sales for January–November increased by 23.4% compared to the same period last year, totalling 1,130,179 units over 11 months.

Primary residence sales: 49,274

The number of residential units sold in the new-home segment nationwide rose 61.7% in November compared to the same month last year: 49,274 units. The share of such sales in the total volume equalled 32.2%. In January–November, the number of transactions in this segment climbed 24.2% in 11 months, totalling 407,832 units.

Sales of secondary housing: 103,740

The number of transactions in the secondary housing segment in Turkey in November 2024 increased by 64.6% compared to the same month of the previous year, totalling 103,740 units. This segment's share of total residential property sales totalled 67.8% for the month. Secondary housing sales in January–November increased by 13.0% year-on-year: 857,556 units.

Sales to foreigners: 2,151

According to data announced by TÜİK, residential sales to foreigners in November decreased by 8.2% compared to the same month last year: 2,151 units. Residential property sales to foreigners accounted for 1.4% of total transactions this month. Istanbul (780), Antalya (752), and Mersin (191) were the provinces with the highest number of residential sales to foreign buyers. Between January and November, the volume of transactions with foreigners decreased by 35.1% compared to the same period last year: 21,363 units in 11 months.

In November, citizens of the Russian Federation (421), Iran (200), and Ukraine (160) purchased the largest number of housing units.
