According to statistics from the Turkish Statistical Institute (TUIK), home sales in Turkey rose by 39.7% in January compared to the same month last year reaching 112,173 units.
Istanbul ranks first in housing sales (18,912 units), Ankara ranks second (10,158), and Izmir ranks third (6,634).
The provinces with the lowest sales volume were Ardahan (39), Bayberry (62) and Tunceli (80).

Mortgage transactions: 16,726
Residential mortgage sales in Turkey increased by 182.8% in January 2025 compared to January last year: 16,726 units. Mortgage transactions accounted for 14.9% of total sales for the month. In January, there were 3,856 mortgage transactions involving apartments in new buildings.
Other transaction categories: 95,447
The volume of residential units sold without mortgages rose by 28.9% in January compared to the same month last year totaling 95,447 units. The share of this segment in total sales for the month was 85.1%.
Primary home sales: 32,785
The number of residential real estate units sold in the segment of new buildings across the country grew by 29.8% in January compared to the same month last year: 32,785 units. The share of new buildings in total sales in January was 29.2%.
Second home sales: 79,388
The number of transactions in the secondary housing segment in Turkey in January 2025 went up by 44.2% compared to the same month last year totaling 79,388 units. Sales figures in the total volume for the month accounted for 70.8%.

Sales to foreigners: 1,547
According to data provided by TUIK, home sales to foreigners in January decreased by 24.9% compared to the same month last year: 1,547 units. This month, the share of residential property sales to foreigners in the total volume of transactions was 1.4%.
The provinces with the largest number of home sales to foreign buyers in January were Istanbul (611), Antalya (469) and Mersin (118). The largest number of homes in the first month of the year were purchased by citizens of the Russian Federation (248), Iran (163) and Iraq (103).
