The updated prices for factory-made houses (i.e. ready-made and delivered from the plant, requiring only “construction-set” assembly on site) have been published.
You might remember that these prefabricated buildings remain one of the most sought-after products in Turkey’s residential construction: they are far cheaper to assemble than building a house “from scratch”. These structures can be erected at any available land plot, so buyers don’t have to live cooped up in a purchased or rented apartment for months and years, waiting for construction to finish.
A prefabricated house can essentially be assembled in a few weeks, which is a material advantage. Another important benefit is that a modular home lasts for up to 50 years. The manufacturing company’s warranty for such a structure is from 3 to 10 years now. The documents required for construction are far easier to procure.
The highest-demand configurations of such homes are currently 2+1, 3+1, and 4+1, i.e. with two, three, and four bedrooms. The floor area usually starts at 100 sq m.
A week ago, manufacturers published the new price range for such homes taking inflation into account. In July 2022, prefab houses are sold at the price starting from 187,000 Turkish Liras (TL) for the smallest option of under a hundred square meters. A decent 125-meter two-story house will cost about TL 365,000; 166-meter and larger options, upwards of half a million.
In any case, the price is comparable to that of a good apartment, definitely not a permanent structure of the same floor area. Manufacturers even offer quite a wide range of small houses worth under TL 250,000 if the buyer’s budget is very limited.
