The authorities announced that they would make life easier for about eight million tenants in Turkey suffering from exorbitant rental rates.
Recall that the Ministries of Environment, Justice, Trade and related institutions continue to struggle with exorbitant rent increases in the country.
Thus, it has already been reported that the 25% limit on increasing the rates of rent increases for housing when renegotiating one-year contracts after July 1, 2023 will be extended. Landlords with increased "appetites" will be restrained by sanctions - and not only fines, but also possible imprisonment.
At the same time, work has begun on a set of measures to assist civil servants who also do not "pull" rent from their salaries in large cities. It became known that both so-called "permanent" employees of the public sector and contract employees will be able to use this support. Although it is unclear whether this support will be enough for them, which is still voiced at the level of 25% of the amount.
Sabah newspaper clarifies that based on the results of the assessment of the average rent in a particular province, as well as the "poverty index", limits on tariffs for rental housing will be determined, which are designed to reduce costs for tenants and thereby make their lives easier. This is especially true of the three largest megacities where rental rates are highest: Istanbul, Ankara and Izmir.
Regional rental values will be determined taking into account the "age" of the building, its area, number of floors, location (location) and, in general, the quality of real estate. Those who set rental rates above the official criteria will be subject to judicial and administrative fines.
Also from the innovations: we have already written that intermediaries will solve most of the problems between tenants and tenants in order to reduce the sharply increased number of lawsuits: the courts are overloaded. So: from September 1, 2023, contacting an intermediary will become mandatory. And only then the dissenting parties will be able to take the case to court.
Earlier, the order of the authorities canceled the need to pay rent for a quarter (three months) in the provinces affected by the earthquake.
