When planning to buy an apartment in Istanbul, you should focus not only on the price of housing, but also on the aidat - the monthly costs of maintaining the complex and its facilities. In some housing estates in Istanbul, aidat has dropped by 10 percent during the pandemic, but in most of the districts it remains at a record high. Despite the fact that many facilities (gyms, saunas and hammams, playgrounds, cafes, restaurants, etc.) have been and remain closed due to the threat of the coronavirus. The average aidat for an apartment of 100 m2 in Istanbul is 320 liras, the lowest aidat is 125 liras while the highest is 2200 liras.

Which districts of Istanbul have the highest aidat in residential complexes? Istanbul-based real estate and investment appraisal company EVA reports that the highest monthly payments for maintenance and improvement of residential complexes are observed in Sariyer, Beykoz, Kadikoy, Kucukcekmece and Bagcilar districts. The average aidat is observed in areas with a high population density - Esenyurt, Pendik. The lowest aidat (125-200 lira per month) is paid by residents of Fatih, Silivri, Beylikduzu and Buyukcekmece districts.

In branded residential projects it can be much higher than the average monthly payment in Istanbul. Therefore, before renting a home, make sure that the aidat fits your budget."
