Istanbul Channel is «overgrown» with new projects

The zoning of the Karaburun quarter near the Istanbul Canal under construction implies the construction of residential and commercial premises on an area of 2.8 million square meters, writes Emlakkulisi.

 

In Karaburun, one of the most attractive coastal locations on the Black Sea coast of Istanbul, housing, a shopping center, a hotel and related infrastructure will appear.

 

The zoning plans for two blocks of the Arnavutkey district from among those not directly bordering the Istanbul Canal - Karaburun and Yenikei - have been repeatedly revised. Since, being originally developed back in the 1990s, they do not meet the modern requirements of a megalopolis, especially given the prospect of a large water channel appearing here, which also has a transport function, as well as significant in economic terms. Recall that the cost of laying the Istanbul Canal has increased to $20 billion.

 

It should also be taken into account that part of the territory nearby is declared as «prone to natural disasters».

 

Anyway, the zoning plans have already been updated to meet current requirements. The total area of the redevelopment will affect 2,873,424 square meters, of which 1,258,572 square meters are allocated for housing. According to the regulations, 378,223 square meters of residential residences can be built on this territory. The permitted maximum height of buildings here will be a maximum of three floors – partly also because the block is very close to the runway of the New Airport.

 

Presumably, about 10,000 people will be able to live here. They will be provided with all necessary social infrastructure including polyclinics, etc.
