The older the renters, the cheaper apartments they are looking for

The thematic online platform Emlakjet recently published statistics on rental and sale of housing for July 2022, analyzing the 0.4 million ads available in its database. Analysts also took into account age groups and the budget laid down by tenants for rent.

So, in July, 56% of Emlakjet users were interested in buying and selling housing, while 44% were interested in renting. In the sense of both rent and sale, the Beylikduzu district (Istanbul) turned out to be the most in demand. He is followed by Osmangazi (Bursa) and Shahinbey (Gaziantep).

In terms of rent, the lowest desired payment is for the 55+ age group (from 0 to 1,500 Turkish lira, TL), and the highest is for the 40-55 age group: they are ready to pay 2,500-5,000 TL per month for renting housing. There are about 20% of such interested parties. 

These figures differ markedly from the statistics of last year: according to the data of 2021, the lowest rental budget was in the age group of 18-25 years. And then almost half of the portal users who were willing to pay 2,500-5,000 TL per month belonged to the age group from 25 to 40 years.

In 2021, the «budget» rent of 1,500 TL or less was mainly requested by fledgling youth aged 18 to 25 years (62%). In the same year, the 55+ category has the most requests for this amount, and 25% of them are from portal users. 

In July 2022, Emlakjet compared the search period for suitable rental housing: in 2022, more than half of users - and this is 55% - were looking for a suitable option for more than two months.

Over the past year, especially six months since the end of February, rental rates have become exorbitant for many. Fortunately, there is already a trend towards their decline, as the «rental bubble» bursts in one province, then in another, and Alanya became one of the first cities where this happened. And the preferences of landlords are changing before our eyes.
