Rental rates began to strain even foreigners

High rental prices in Turkey used to worry mainly the local population, but tourists and immigrants who came from the same Europe and the USA were not particularly affected due to the high cost of the dollar and euro. Now, even foreigners who rent furnished housing for a long time have begun to complain about rental rates and their rapid growth.

This is especially true of such "expensive" in terms of renting residences - apartments, penthouses and villas - provinces like Mugla; well, Antalya and Alanya as the most popular coastal resort towns.

Cetin Aksu, a public relations specialist at the Association of Real Estate Consultants of Marmaris (one of the resorts of Mugla), assessed the rental and sale of real estate market, noting in the end that "housing is our bleeding wound."

The specialist explained: "Despite the rent increase limit set by the government, rental prices should not be recalculated upward every month in light of the beginning of the season and the increasing need for rented housing."

In order to "squeeze" more out of an apartment or house, Mr. Aksu said, some owners began to furnish residences that had previously been completely empty with furniture; and switched from long-term rental to seasonal, monthly, weekly or daily rent.

"At the moment, a furnished 1 +1 apartment, which last year could be rented for 750-1000 Turkish liras per day, depending on its location and quality, currently costs up to 2000 liras. For villas, the prices are even higher: 3500-10,000 Turkish liras." Even foreigners began to react painfully to these rates, the expert explained.

The coastal areas of Mugla province are very popular in terms of tourism. So, both owners and tourists have already begun to master such a format of housing as caravans (houses on wheels); some have switched to tiny factory houses that can be built on their own plot in a matter of days. "However, our foreign guests are now complaining about high prices even in such houses, not to mention "traditional" housing," complained Cetin Aksu.

Recall that in 2023, the opportunity to purchase a standard factory house of express assembly with a subsidy of 0.2 million Turkish lira, which does not need to be returned to the state, is relevant.
